Here are some of the most common queries I get...
Once I book an inspection, what happens?
When you book your property inspection via the online booking form, Hayden receives it, and you’re all booked in for the time you have selected. Please contact the real estate agent and let them know that Hayden will be onsite at the booked time so they can provide access to the property.
Following the inspection, you will receive your report via email, within 48 hours.
My real estate agent has recommended I use a specific building inspector, is this OK?
In some cases yes, but do your own research and remember that the real estate agent is trying to sell you the property and it’s better to get an unbiased opinion on who to use to make sure they are acting within your best interests.
Do I need to organise the inspection time with the real estate agent?
Yes. You’ll need to let the agent know that you have a property inspection booked, the date and time, so that they can arrange access to the property being inspected.
What buildings are included in the inspection?
For a standard inspection, the floor area generally includes the primary residence and vehicle garage/carport. If the property has additional buildings (large unattached garages etc) that you would like inspected, this will likely be in addition to the standard inspection rate, so it’s best to contact Hayden and have a chat before making your booking.
How long does the inspection take?
The on-site inspection generally takes approx. 2 hours to complete. During this time Hayden will attend the property, assess and take photos. Following the inspection, the report will be written. Please allow 48 hours to receive your report.
How long until I get the completed report?
Reports will be delivered via email within 48 hours of your inspection. Every report is written thoroughly, and with attention to detail. This is not a tick-box exercise, as every report has commentary on individual areas and to ensure you are getting as much information as possible to make your decision.
What does independent mean?
Being independent means that Grahn Build Inspect has no referral arrangements with real estate agents, building companies, or anyone else involved in a sale. The report is commissioned by you, and it's written for you.
Do you inspect new builds under construction?
This is a pre-purchase and pre-sale inspection service for completed homes, including near-new ones. It isn't a construction-stage or code compliance inspection carried out during a build. If you're buying a finished home, whatever its age, this is the right inspection for it.
How far do you travel?
I service the Eastern Bay of Plenty. I can complete inspections further afield but travel costs will be applied for inspections that are further than 45km from Whakatane.
Is the report compliant for banks/lawyers?
Yes. Every inspection is carried out to the NZS 4306:2005.
Do I need to be there during the inspection?
No. You don't need to be there during the inspection. It's preferred that the inspection has as little interruption as possible to allow your inspector to give his full attention to the task at hand.
What happens if the inspection uncovers a problem?
The report sets out exactly what the condition of the property is, so you can decide what to do next, whether that's renegotiating, budgeting for repairs, or walking away. It’s important to remember that buying anything pre-loved will have its imperfections, unless you’re buying a brand new home - and it’s about going into each situation with as much information so you can make an informed decision and budget accordingly.
Can you tell me how much it will cost to fix problems that are identified?
No. Being independent means that I won’t offer you pricing to remedy any problems found. Where there are identified areas of concern, I will suggest that you contact a tradesman in the relevant industry to provide an indication of the scope of work and potential costs involved. This could be a plumber, builder, electrician, engineer or roofing contractor.
Is a building inspection the same as a registered valuation?
No. A valuation estimates what a property is worth. A building inspection assesses its physical condition. Buyers often need both (as required by the banks), but they answer different questions.
The property already has a condition report available, do I still need my own?
It’s recommended that you always get an independent assessment of the condition of a property so you can be assured that you have all the necessary information when making your decision.
What does non-invasive mean?
A non-invasive inspection means that the property is assessed and inspected without taking invasvie measures eg. removing walls, fixtures or fittings.
